You could use an electric hot air heater. They are quite cheap to buy, are easily portable and do not require a flue, but they can create a very dry atmosphere and are costly to run.

One of the most common choices these days is a gas heater. There are many different types of gas heater, but most run on butane or propane. Most of the models are fairly inexpensive. The main advantage of a gas heater is that they give consistent heat, are fairly cheap to run and are portable. Or at least many of them are.

You could have one built in, but it is scarcely worth it, unless you are using gas that needs to be vented. Propane gas heaters also come with or without thermostatic controls. A propane heater could also double as a patio or deck heater on chilly evenings.

These gas heaters come in two forms: vented and unvented. The unvented models are the portable ones. They use the air from the room and the vented models have a flue that vents directly out of the garage. The slight disadvantage of the unvented model is that you have to keep the room airy at all times.

Therefore, if you choose a portable, unvented propane heater, you must leave a window partly open in order to allow the exchange of air and these heaters can be used as patio or deck heaters during the spring and autumn/fall. However, the vented gas heaters are fixed and have a flue attached, so they cannot be taken outside. Furthermore, if you decide on a vented model, you would be better off getting a professional in to install it for you by the book.

Get Hour Home’s Windows Working Right With Sash Cord Repairs

 

With wooden double hung windows, if the window weights are not working properly, the windows can be difficult to open or close. Most of the time a few sash cord repairs are all that are needed to get the windows working correctly again.

Many older wooden windows have sash weights. These iron weights are connected to either side of the window by means of a cord that loops over a pulley that is attached in the upper part of the window frame. The weights are located inside the wall behind the window frame.

As time goes by, the cords start to wear and sometimes break. The lack of the counterbalancing weights can make the window difficult to open. In addition, something must be used to prop open windows that have broken sash cords.

Sash cord repairs are not difficult. Most windows will have an access hole in the side of the window frame, but you have to remove the lower portion of the window to access this hole.

This portion is held in place by a small wooden trim that is easily removed. Use a sharp utility knife to cut through any paint that may be holding the trim in place. A putty knife will allow you to remove the trim gently without breaking it. You will also need to remove any metal channel and cut any remaining sash cords. You should be able to remove the lower portion of the window from the assembly. Open the access ports. The weights should be found inside these ports. Bring them out to attach the new cords which have been lowered over the pulleys.

Once the new cords have been attached to the window and weights, you are ready to put the window back together again. Reverse the steps for removing the lower portion of the window and you should have a window that is in great working order.

You are what we think about all day. If you impress your mind with negative and unfavorable thoughts, eventually, these beliefs are what we become. If you impress your mind with positive information and reiterate your action plan, these beliefs are what you will become.

The source of motivation is derived from a need or want. Whether it’s losing weight, quitting smoking, making more money or achieving balance in one’s life, the feeling must come from within you. It cannot be someone else’s idea or thought.

When determining what inspires you, you must spend a bit of time figuring out what you want and why. A clear visual picture of the end result is critical in staying focused and moving forward. This first step is the foundation for your motivation.

After determining our motivation, we can then begin implementing discipline or a strategy to incorporate our motivation into reality. Remember, discipline is what will improve a skill or begin a new one. Discipline involves focus on your motivation and a plan to carry out your goal.

These provisions also included language stating that the buyer would occupy the property until the time the owner sold the home, meaning the home could not be vacant for extended periods of time. Most home buyers were aware of these provisions and agreed to them when they purchased their homes.

Rental properties have often been associated with higher crime rates, declining values and homes that are not maintained. Although this is a perception by most, it is usually not common in every community with rental homes. But a couple of bad apples ruin the bushel.

Is renting our homes today an option? This is a good question. Many HOA’s are trying to amend their CC…R’s to prevent rentals in the community. Where does that leave us? Do we have any leverage or authority in the HOA’s? Can they make these changes without our approval?

Most states have laws clearly stating that if you reside in a Homeowners Association that has CC…R’s, there is a contract between the property owner and the Homeowners Association. When you execute your purchase, the imposed restrictions are binding. Hence, you must follow the rules.

The issue with amending the CC…R’s after the purchase may be difficult but it can be done. When purchasing a home in a Homeowners Association, read the documents carefully. Consider the long term effects of the restrictions and how they may apply to your investment strategy.

The Power of Your Business Cards to Market Your Products and Services

 

I wanted to share with you some good information and knowledge I have learned over the years. If you are in direct sales of any kind, I will provide you with a proven example of how powerful business cards can contribute to your sales figures. With over 20 years experience in real estate sales, I will be more comfortable giving you examples based on my expertise. However, you will see that this can apply to any and all types of direct or commission sales personnel.

When I first started in the business, I had absolutely no prior sales experience. I was actually a computer geek and spent most of my time talking to computers. My first month in real estate I had 4 sales. Well, it was just luck and when those sales closed, I had no more business.

I needed to market myself and felt I had to “get the word out” to let everyone know what I did for a living. My finances were limited so I wanted to be cautious as to where I would spend money for my business.

About that time my wife and I had just won a Super Bowl lottery and received tickets to the big game for $75 a ticket. The day of the game we decided to go early and tail-gate. When we arrived at the stadium, we weren’t there for more than an hour and someone offered me $1000 per ticket. I couldn’t refuse.

A good habit to be in, is always keep a box of business cards in your car. Over the years I have asked so many people for their business card and they didn’t have one on them. As far as I’m concerned that is a “lost” sale.

The primary goal of sales is to create an established client base as our years of experience grows. Word of mouth and referrals are so powerful in the sales industry. The more people that know what business we are in and what services we offer, the more likely they will come to us in the future if the need arises.

Let’s look at this example I experienced in more detail. I sold 15 homes from these 1000 business cards I handed out. Although the conversion ratio was small my net return was huge. If I could pass out 1000 business cards in 3 hours, I could easily distribute 1000 cards per quarter. 4000 business cards per year at a total cost of $400 would generate at least 60 home sales per year. Not too shabby considering the average agent only sells 8 homes on average per year.

Needless to say, this strategy worked and my client base increased exponentially over the years. Always carry business cards with you no matter what. Keep them in your wallet or purse and keep them stored in your car. Take every single opportunity to give your card to everyone you come in contact with. You can’t go through too many business cards. Make it a goal to pass out at least 1000 per quarter. You will be surprised to see how much business this will generate for you in the future.

Productivity Is a Measurement of Time

 

There is only one measurement where we are all equal, and that is in the amount of time each of us is given per day. It’s the same 24 hours we all get to invest in whatever manner we think is best. We’ve all been reminded to “work smart” instead of “working hard”, but few understand the difference. Our personal strategies of time management may vary, but we can agree that everyone should be constantly looking for ways to improve their individual performance.

Most of us will admit we are guilty of Procrastination. We all think if we postpone something what will it hurt if we achieve or complete it later. We use this excuse in our personal daily lives so there is no question it will be carried over into our business world. Stray away from this thought process as it could have a devastating impact on our road to success.

LACK OF SELF-DISCIPLINE. We are blessed or cursed, depending on your viewpoint, with a non-negotiable need for discipline in our jobs. We might be Independent Contractors, have a Home Based business or work for a Corporation at home. Since we probably don’t punch a time clock, and are somewhat out of sight most of the time, we are responsible first to ourselves to provide the proper mindset of success and the energy necessary to accomplish our goals.

Especially in sales positions, how many times to hear the “NO” word? Then why do we have so much trouble saying “NO” to our customers or clients? In order to stay on track, there are going to be time we have to say “NO” or it takes us off the path to success. This can happen so easily when we start readjusting our time to convenient our clients. More so than not this could have a negative impact and disrupt our plan of action.

We most likely communicate with all different types of clientele. Evaluate the current business model you are using and determine if improvements can be made to become more organized. Improved organizational skills will save you critical production time and increase your net worth.

Ever hear, “Don’t bite off more than you can chew”? Again, another huge timewaster and we are all responsible for it. By attempting to do more than we can handle, will make our time even more unproductive. Look at your written goals and analyze them cautiously. This will help maintain your control of time and will help you reach your target faster.

LACK OF OBJECTIVES & PLANNING. It’s difficult, if not impossible, to measure success if we can’t define the objective. Clear and understandable goals are vital to your personal growth and development, but are worthless unless backed up by a reasonable plan of action. There should never be a day when you don’t repeat, out loud, your objectives. Many interruptions will get in the way of our objectives. Interruptions occur in many disguises: road construction, unexpected telephone calls, etc. How many times have you been interrupted while working with a potential or current customer?

Time truly is our most precious commodity. What we choose to do with it is an individual choice and decision. We function daily in a world of reward for performance. Managing our time effectively by eliminating the time wasters can mean the difference between mediocrity and magnificence!
